Yes. Not only is our brokerage commission-free for tenants (in accordance with ?? 2 Abs.1a WohnVermittG.), but so is our personal service: we are on site and know the apartments and the neighborhoods.
Yes, all furnished apartments on our website have been personally verified by the Zeitwohnen team. Unlike many booking portals, landlords cannot post their own listings online with us. We know all landlords personally and check the apartment information in detail or visit them ourselves in advance.
For tenants, our service is completely free of charge in accordance with ?? 2 (1a) WohnVermittG! The total rental costs are listed in the respective listings. Our personal consultation service is particularly popular with tenants: as local experts, we know both the apartments and the special features of the different neighborhoods in detail.
If you don’t have the opportunity to view the apartment in person or are already sure based on the online listing (often including a video), you can usually book the apartment directly. The Zeitwohnen Rhein Ruhr team will then coordinate with the respective landlord and the entire rental process can be completed digitally.
Zeitwohnen Rhein Ruhr lists apartments from landlords who have equipped and furnished their rentals specifically for the needs of short-term tenants and business people. This range of apartments is ideal for today’s working world, where mobility and flexibility are in high demand. We offer a comfortable, unique alternative at reasonable prices to hotels and anonymous apartment buildings.
Rental periods of 6 months are common, but they generally range from 3 months to 3 years. Extension options and short cancellation notice periods, e.g., 4 weeks to the end of the month, are also common. This makes renting very flexible and adaptable to your needs.
All of our rentals are fully furnished, in most cases even including cutlery, pots and pans, bed linen and towels too. The exact furnishings can be found in the respective apartment listing. However, there is no uniform standard, as each landlord choses the furnishings individually, giving each apartment its own charm.
We are happy to arrange appointments for you or provide you with the landlords’ contact details.
Many tenants also book directly online or arrange an online viewing: the landlord then shows the tenant the apartment, e.g., via WhatsApp video, and can directly answer any questions. Many of our listings also include a video that you can find on our website.
The contracting parties are the tenant and the landlord. Zeitwohnen Rhein Ruhr provides the contracting parties with special usage agreements for furnished accommodation and, on request, prepares the agreements ready for signing.
The deposit is refunded to a bank account specified by you after the apartment keys have been returned. The refund may be delayed if damage needs to be repaired or outstanding bills need to be paid – for example, if the electricity or utility bills are still outstanding. Cash payment is only possible after consultation with the landlord.
The apartment must be returned clean and in good condition. Landlords charge a final cleaning fee for thorough cleaning of floors, upholstery, windows, and curtains, as well as descaling of bathrooms and kitchen appliances, etc. This fee depends on the size and furnishings of the apartment and can be found in the respective listing. Apartment handover reports are always part of the process to detail the state of the apartment before and after the rental period.
A SCHUFA-Auskunft (credit report) is the most common tool in Germany to assess creditworthiness and payment reliability, required for many contracts. Renting apartments in Germany can be especially complicated for international tenants, as they often do not yet have a SCHUFA credit score. Unlike with standard vacant apartment rentals, Zeitwohnen Rhein Ruhr offers various alternative options. Creditworthiness can often be verified in other ways, for example by providing a higher security deposit, paying rent for several months in advance, providing bank statements, or providing proof of employment. Another option may be to rent through your employer (corporate client rental). Talk to our team, we will find a solution!
When renting through Zeitwohnen Rhein Ruhr, the landlord will provide a Wohnungsgeberbest??tigung / landlord confirmation after you move in. This confirmation is required to register your residence with the registration office in Germany, which is often an important issue, especially for international tenants.
